Four things we hold to

Access, de-risking, alignment, operators.

Access without the build

Where a theme is worth being in, we find the entry point that avoids the heaviest risk. In data centers that means the land, not the building.

De-risked at both ends

Sites are chosen with exit buyers in mind, and the riskiest phases of a project are left to others.

Aligned, not just allocated

We co-invest in every vehicle, and our share of profits comes after investors have had their capital back and their preferred return.

Built by operators, not fundraisers

The partner, the reporting and the entity framework are in place before we ask anyone for a commitment.

Operating principles

What we do, every time.

  • Conservative underwriting by appraisers. Value, cash flow, expenses and expense ratios are checked against the market, not accepted from a promoter.
  • Growing submarkets. We buy where population and jobs are growing and supply is constrained.
  • Long-term debt only. Income property is financed with long-term debt and modeled on a five-to-six-year hold. If a deal does not work with long-term debt, we do not want it. No bridge loans.
  • No hidden fees. Fees are in the offering documents and do not change once a target return is reached.
  • Plain reporting. Quarterly reporting to every investor, documents and K-1s in one portal, and a phone call when something needs saying.
Three ways we invest

Funds, partnership vehicles and syndications.

Funds

Capital committed to a strategy and called as deals need it. The Data Center Land Fund is built this way.

About the fund

Partnership vehicles

Falcon investors take a GP-level or co-GP position alongside an operating partner with a track record in its field, sharing in the sponsor’s economics across a portfolio of projects. Arabella and Rainier are built this way.

Syndications

The traditional way. Falcon finds a property, arranges the financing and buys it with a group of investors who each own a share. Investors receive their part of the cash flow and of the proceeds on sale, and a K-1 each year. NOMA Flats and Soto Apartments were bought this way, and we still underwrite syndications when a deal meets our standards.

Where we have been and where we are going

Falcon began with apartment syndications in the Southeast and added partnership vehicles with specialist developers. Today our focus is the Data Center Land Fund, and we continue to underwrite traditional syndications in the Southeast when a deal meets our standards.

Founding principles

Our character and our name are our currency.

Falcon Capital was founded on integrity, transparency, accountability and excellence. We believe that investing, like life, is built on relationships, and we treat every investor as a long-term partner on the same journey.

Everyone on our team has, at some point, been let down by a promoter: poor communication, hidden fees, incomplete information. So our character and our name are our currency. We celebrate successes and own mistakes, and we never ask anyone to invest in a deal we would not put our own money into.
