Power-ready land is the bottleneck.
Hyperscale and AI computing needs more power-ready, entitled land than the market can supply. The companies building data centers have the demand but not the time to source and entitle land site by site, and developers rarely have the balance sheet to hold land without a signed buyer.
Land with secured power and zoning approval has become one of the tightest bottlenecks in the build-out. Falcon’s fund is built to sit in that gap: secure the land, do the work that makes it buildable, and sell it to the user before vertical construction begins.
Secure. Entitle. Exit.
Secure and diligence
Control well-located raw land at a sensible basis, by option or contract where we can, and test power, zoning, water, fiber and infrastructure feasibility before committing further. We work with communities that want data-center investment.
Entitle
Obtain power commitments, zoning approvals and utility access over a targeted entitlement path of roughly two to three years.
Exit
Sell the entitled, power-secured site directly to a hyperscaler, colocation operator or institutional buyer. No construction, no operations, no lease-up. If a data-center exit is delayed, the fallback is a sale as industrial land.
Closed-ended, commitment-based, accredited only.
-
Structure. A closed-ended, commitment-based private fund. You commit; capital is called as sites are secured.
-
Investors. Accredited investors only, under Rule 506(c) of Regulation D, so accreditation is verified.
-
Minimum investment. $100,000.
-
Manager. Falcon Capital Real Estate, LLC. Fund counsel: Williams Business Law.
-
Reporting. Quarterly reporting to investors, with monthly project reporting from the execution partner behind it; documents, capital accounts and K-1s in the investor portal.
Target returns are summarized below. The fund’s terms are set out in the private placement memorandum, which is available to verified accredited investors on request and governs.
Risks we accept
- Land acquisition risk
- Entitlement timing risk
- Market and exit timing risk
Risks we avoid
- Construction risk
- Cost overruns
- Operating, stabilization and lease-up risk
How we manage the risks we accept
Favorable entitlement jurisdictions with experienced local teams and established municipal relationships. Early power-feasibility studies and conservative underwriting on every acquisition. Relationships across hyperscalers, institutional buyers and infrastructure operators, so each site has more than one exit path.
What the fund is aiming for.
The Manager’s targets, drawn from the fund’s current pitchbook and based on current underwriting. Targets are not promises, and the private placement memorandum governs.
Accredited investors only
The Data Center Land Fund is offered under Rule 506(c) of Regulation D to accredited investors only, and every investor’s accreditation is verified before a subscription is accepted. The fund’s terms, fees and distribution waterfall are set out in the private placement memorandum, which is available on request and governs.
An execution team that has done this before.
Falcon’s execution partner is an Atlanta-based team that sources, diligences and entitles data-center land. Its principals have spent two decades on data-center and industrial sites, including leadership roles at Amazon Web Services, and by its own count the team has executed more than 30 million square feet and over 200 fully entitled, powered data-center transactions in that time.
Development and entitlement
Led by a former Amazon Web Services development leader with twenty-five years in real estate development and more than 20 million square feet of data-center development behind him, from site selection and utility strategy through delivery.
Site acquisition
Led by a former real estate attorney and AWS real estate representative with twenty-five years in site acquisition, more than 10 million square feet of data-center real estate in Tier I and Tier II markets, and as much again in industrial sites.
Capital markets
Led by a former investment banker with more than twenty years and over 40 private placements behind him, who works with Richard week by week on the fund’s pipeline.
Straight answers.
Why land and not the data centers themselves?
Because entitlement is where the value is created and where our partners have an edge. Building, operating and leasing are different businesses with different risks, and the fund stays out of them.
How do you sell the land when the time comes?
Our execution partners maintain relationships with hyperscale, colocation and edge end users, so every site is sourced with likely buyers in mind. No end-buyer contract is signed until a site is entitled and secured, and the fallback is a sale as industrial land.
What if power, water or entitlement falls through?
We work in jurisdictions that want data centers, with local teams and early power studies, and we control land by option where we can, so walking away costs the deposit, not the price of the land.
How long is my money committed?
Each site is planned at roughly two to three years from control to exit, and capital is called as sites are secured rather than all at once. The fund is closed-ended; its investment period, full term and any extensions are set out in the memorandum.
What is in it for Falcon?
We co-invest in the fund and are paid through a management fee and a share of profits that is earned only after investors have had their capital back and their preferred return. The full waterfall is in the memorandum.
