Apartment properties vary widely in terms of age, size, quality, and location, creating a broad spectrum of opportunities and possible investment strategies, thereby providing greater liquidity than other sectors.

The most commonly expressed terms are Class A - D Apartments in Primary, Secondary or Tertiary Markets

Class A: Less than 10 years old, Upscale/luxury apartments with amenities, generally urban or metropolitan areas, typically lowest CAP Rates and highest rents, most tenants are renting by choice

Class B: Generally well maintained, typically between 10-25 yrs old, middle-class renter base, good balance between appreciation and cash flow

Class C: Older properties, rents are often below market, strong cash flow

Primary: Cities similar to Atlanta, Charolette, Nashville, NYC, Miami, Denver

Secondary: Chattanooga, Phoenix, Colorado Springs,

Falcon Capital focuses primarily Class B assets in Secondary markets, unless there is an opportunity with a Class A building based on existing loss to lease, or new construction opportunities where builders are trying to exit the property to regain liquidity for existing projects in their pipeline.
